This sustainable office building fitting of its St James’s Square address sets new quality benchmarks for a speculative office in this unique and rich part of the City of Westminster. The low grade, ill proportioned and over scaled existing inter-war building has been replaced with a more responsive and contextual design, whilst generating a substantial uplift in office accommodation; within the context of the Conservation Area. Massing is broken down to respect the streetscape and stepped back at the upper levels to provide terraces but more importantly to reinforce and reinstate the parapet line across the north side of the Square. The completed regeneration development is a carefully crafted ensemble of parts that respond to the surrounding urban context, bringing fresh life and a new welcoming backdrop to the square.
