This significant new residential block within the King’s Cross development is helping turn this part of Central London into a vibrant new community encompassing culture, working and living. Its materiality makes a positive contribution to the setting of the historic environment of the masterplan as a whole and its design and massing provide a legible, safe and sustainable environment for visitors and residents. The scale and nature of the ground floor facade provides both grandeur and a reaction to the human interaction at street level. Full height glazed shop fronts and entrances from the main public routes and spaces, create an active street frontage and a sense of ownership to all spaces, fostering a community feeling. The green courtyard has a positive impact on the street, forming an entry point from the north and links to the central linear park that forms the heart of the development. The mix of tenures and extra care wing for older people in need of nursing support is exemplary, with no distinction in the size or layout of social tenanted and shared ownership flats.
