Facilitated through an RBKC and Peabody partnership, this tenure blind, 112-unit scheme, achieves 75% affordable housing and CFSH level 4. Through extensive dialogue, residents influenced the location, layout and design of their new homes, down to details of finishes and kitchen layouts. Their new larger apartments, grouped together at ground level as requested, have generous private terraces, with direct access to the communal garden. Integrating an existing council tower, the new triangular block surrounds a communal garden, providing 100% dual aspect homes. Street frontages are activated with corner community and retail spaces. High-quality brick detailing creates a solidity and timelessness, echoing the qualities of Peabody’s 19C estates. Extensive upgrade works have been undertaken to the public realm. A new public mews, Lockton Street, has been created alongside an existing railway viaduct. Paved with granite setts laid in a fan pattern and lined with raised planters, the high quality new streetscape allows the railway arches to be reused as new commercial spaces. The entrance forecourt to Frinstead house has been pedestrianised and re-landscaped, and the adjacent Markland Gardens (outside of the site boundary) has been re-imagined with new earthforms, pathways and upgraded planting. This is a fine example of new social architecture. The accommodation tenure mix has been well integrated with great sensitivity and is popular and successful with residents.
